We were appointed by Beaumont Morgan Developments Ltd. to prepare the construction package of information for this prestigious development in Salford.
The development consists of 53, studio, one, two and three bedroom apartments over 6 floors with balconies and communal landscaped roof terraces. At ground floor there is a residents’ car park, retail and ancillary space.
The building is steel-frame construction. The elevations are a mix of brickwork and metal panels, with a Metsec Steel Frame System, SFS, inner leaf. The line of the floor plate is expressed around the building, creating a horizontal rhythm, interrupted by the projecting bays, which created some tricky details for us to overcome.
We rationalised the floor plans to utilise standard bathroom and kitchen layouts and stacked the bathrooms to simplify the drainage. To ensure coordination, we produced a 3D model of the building, which was used to generate the elevations and sections. Although we were only appointed for RIBA Stages 4 to 7, our drawings were used to secure planning approval.
